Energy Performance Certificate

The Energy Identity Certificate is defined in the Energy Efficiency Law No. 5627 and the Regulation on Energy Performance in Buildings under this law, and as of January 1, 2011, it has become mandatory to issue it to all buildings with a construction area of more than 50 m².

The Energy Identity Certificate shows the Energy Performance of the building it is given and, just like white goods, it takes an Energy Class between the letters A and G. The letter A symbolizes the fertile building and the letter G symbolizes the inefficient building. Here it is important to note that if a building fully meets the required building and insulation standards, it receives energy class C. If it is a better structure than the required standards, it can take B and A energy classes. In other words, energy class C indicates that the building meets the maximum standards it should be.

As of January 1, 2011, it has been compulsory to issue an Energy Identity Certificate in order to issue building permits for newly built buildings in Turkey. In order to issue an Energy Identity Certificate for new buildings, the building energy class must be C at maximum. If the building does not meet the required construction and insulation standards, the energy class of the building will be below C. Thus, since the Energy Identity Certificate cannot be issued, the building cannot get a permit.

A period of time was given until 2017 for the existing buildings to complete their Energy Identity Certificates. There is no energy class limitation in existing buildings. In other words, the energy class of the existing building may be below the C class. However, it is known that with the regulations to be made after 2017, a taxation system will be introduced according to the energy class of the buildings.

In addition, it will be mandatory to submit an Energy Identity Certificate in all building purchases, sales and leases after 2017. Thus, the buyer or the lessor will know what the Energy Class of the building he / she buys and will be able to make his choice accordingly. In addition, it would not be wrong to say that the insulation, glass-window systems and heating-cooling-ventilation systems of buildings with high Energy Classes are of high quality and efficient. For this reason, the demand for buildings with high Energy Class will increase day by day and this will definitely reflect on the building prices.
